Closing Up a Lake Cabin for Winter
A cabin left with water in its pipes over a prairie winter is almost certain to have split lines in spring. A careful close-up prevents it.
Request a plumberShut off the supply
Turn off the main water supply, or switch off the well pump and close the valve after the pressure tank.
Drain the lines
Open every tap, including outdoor ones, starting at the top of the cabin. Open drain valves at low points.
Hot water tank
Turn off the power or gas, then drain the tank through its drain valve.
Toilets and traps
Flush toilets to empty tanks, and protect traps from freezing as the plumber advises.
Pumps and filters
Drain pressure tanks, pumps and filters as their makers recommend.
In spring
Close drain valves, turn on the water slowly and check for leaks. See cabin plumbing.
Write a checklist
Keep a written list of every valve you close, every drain you open and anything you add to traps. Tape it inside a cupboard door. In spring, work through it in reverse so nothing is missed, and note anything that leaked.
Before you leave
Take a last walk through the cabin with every tap open, checking that nothing is still dripping. A small amount of water left in a low pipe or a fixture can still freeze and crack it.
Opening checks
When you open in spring, turn the water on slowly and stay in the cabin for the first half-hour. Check under sinks, around the toilet bases and at the hot water tank before you leave anything running.
Leave the heat or not
Some owners keep a cabin heated at a low setting all winter instead of draining it. That only works if the heat is reliable and someone checks the cabin regularly. If there's any chance the power or fuel could run out, draining is the safer choice.
